Winner of the Ecorces Program in Niort

We are officially winners of Block J2 in the Prairie au Duc district on Ile de Nantes!

The project, which proposes programs of offices, housing, and retail split between 6 buildings from R+2 to R+9, was presented on March 9 and 10 at the Urban Projects Forum in Nantes.

The key features of this development?

•  Comfort as a priority and sign of resilience:

Outdoor spaces: over 40% green surfaces (roofs, ground areas) – Study and use of prevailing winds to clear pollution from the site - Minimum 2 hours of sunlight in winter for sun-oriented facades

Offices: zero air-conditioning – 100% cross ventilation – Thick and phase-shifting hempcrete filler – External mobile protections and reinforced solar control glazing – Automated night ventilation system – Air mixers and mechanical cooling

Housing: woodwork on the interior facade – External wooden shutters – 100% cross ventilation or dual aspect – Protective loggias and balconies

• Low carbon as a major design guideline:

Energy [reduction of needs through passive measures – connection to the ERENA heating network + photovoltaic production]

Materials [Wood or mixed wood-concrete structures – Timber frame facades filled with local hempcrete – timber frame – bio-based interior insulation and paint – Wooden shutters and joinery – Recycled raised flooring in offices]

Uses [Shared spaces – Local shops – Facilitated soft mobility]

• Promotion of this co-design with all project stakeholders to a minimum level RE2020 – 2025-2027
